BUILDING REGS – NEW PARTS F, O and S published

In addition to the publication of the final version of the new Part L Vol 1 & 2, the government has just published 3 more new or updated Approved Documents which will affect any relevant Building Regulations applications submitted after June 15th this year.

All the new documents relate in some way to the climate change emergency and the Government’s commitment to the 2050 zero carbon emission target..

Our experts at Quadrant are studying these documents in detail and will be publishing explainer videos on the implications and new technical requirements in the coming weeks.

 

The new documents are:

APPROVED DOCUMENT S – INFRASTRUCTURE FOR CHARGING ELECTRIC VEHICLES

This provides technical guidance regarding the installation of electric vehicle charge points and applies to new residential and non-residential buildings; buildings undergoing a material change of use to dwellings; residential and non-residential buildings undergoing major renovation; and mixed-use buildings that are either new or undergoing major renovation.

APPROVED DOCUMENT O – OVERHEATING

This document will apply to new residential buildings and details measures required to mitigate the risk of overheating, by limiting unwanted solar gain in summer and providing adequate means to remove heat from a building.

APPROVED DOCUMENT F – VENTILATION

The previous Approved Document F and the Domestic Ventilation Compliance Guide have been replaced by a new AD F, volume 1: Dwellings and volume 2: Buildings other than dwellings. These contain updated guidance on ventilation for new dwellings and buildings other than dwellings, and new guidance has been introduced for work to existing dwellings.
